Commercial work
A commercial surface in Beaumont is a scheduling problem before it is a surface one. The question is never only what to build, it is how to build it while the property keeps working.
Staging first
The sequence is drawn before anything is priced, because it changes the price. How many phases a site needs, whether they run at night, and how much has to stay open all cost real money and all belong to the property rather than to us.
Access points get worked in halves rather than closed. A lot that reads as shut from the road loses trade whatever the signs say, and that cost never appears on a quote but is paid by the tenants.
Then the usual constraints get named: deliveries, bin routes and accessible spaces. Retail sites and yards have different versions of this, and accessible provision has to work in every phase rather than most of them.
How a site runs
The whole site walked and photographed, including service routes and the areas nobody mentions until they are closed off.
Which section closes when, and whether it runs overnight. Settled with the site before booking rather than with a crew on the morning.
Entrances in halves, barriers and signs in place, and the route in maintained throughout rather than restored at the end of the day.
Each phase swept, signed and recorded, so the property has evidence of what was done and not simply an invoice.
What it costs you
Phasing is not free and it should not be invisible. Each phase is a separate mobilisation and barrier set, often a separate night, so a site that stays open costs more than the same site closed for a continuous period.
That trade is the property's to make, which is why it is worth having priced both ways. Sometimes a longer closure of one section is cheaper and less disruptive than six short ones.
The honest saving is usually elsewhere anyway. Ranking zones and deferring the sound ones lowers this year without thinning the build, the figures show where that works, and boards usually need it split that way to approve anything.

Driveway Paving
The apron cracks first because the base under it was never compacted properly. This is not a surface problem. It is a foundation problem, and it decides whether resurfacing will hold.

Asphalt Repair
Every April, Edmonton's potholes reappear. They did not form overnight. They started as open cracks the previous fall, filled with water, and shattered when the freeze-thaw cycle began. The repair you avoid in October becomes the pothole you cannot avoid in spring.

Sealcoating
The autumn window for sealcoating closes fast in Edmonton. A sealed surface resists salt damage and plough wear on edges. Here's when to act and what changes if you wait.
