Industrial yards
A yard that handles trailers is not a car park with thicker asphalt. The loads are concentrated, they arrive in the same places every day, and the build has to be designed for that rather than scaled up from a driveway.
A structural problem
Weight does not spread evenly. A loaded trailer puts most of its mass through a small number of contact points, and the landing gear of a parked one concentrates it further still into two pads a few inches across.
Those points are where industrial surfaces fail. Not across the yard, but as depressions at the dock apron, at the turning circle, and wherever drivers habitually drop a trailer while waiting.
The answer is a build that varies across the site: more depth and a stronger base where the heavy movement is, lighter where staff park. The base does the carrying, settlement is what you see when it was under-built, and grading has to work on a yard where water cannot be allowed to stand.
How a yard is built
Where trailers enter, turn, dock and wait, and where only cars go. The build follows that map rather than being uniform across the site.
The base is tested where the heavy movement is, because asphalt depth cannot compensate for a subgrade that will not carry the load above it.
Aprons, turning circles and waiting areas get more depth and a stronger base; staff parking does not need it and paying for it there is waste.
Phases are sequenced so docks stay reachable and trucks can still turn, which on a live yard is the constraint that sets the programme.
Keeping a yard running
A warehouse cannot stop receiving. Phasing has to leave a route in, a place to turn and enough docks live to keep the operation moving, which usually means more phases than a comparable car park would need.
Turning radius is the detail that catches people out. A phase that leaves the docks reachable but removes the space a tractor unit needs to swing has closed the yard just as effectively as blocking the gate.
Shift patterns decide the hours. Many yards have a genuine quiet window rather than a closed one, and that is what the programme is built around. The surface work, drainage corrections and a staged plan are often combined so the yard absorbs one disruption instead of three.

Learn moreCommon questions
Loading dock apron had failed under the trucks for years. They built it to a heavier spec than the rest of the yard and it has held two winters of forty-foot trailers.
The yard was paved in two halves over a weekend so receiving never stopped. The joint between the halves is invisible.
They specified a thicker base under the trailer lanes and a standard one in the car area, and priced each separately. Sensible and the number was fair.
Dock plates, bollards and drainage were all coordinated with the paving. One contractor, one schedule, one invoice.

We will map the traffic, test the base where it matters, and specify the build area by area so the heavy ground is built heavy and the rest is not.
Phasing is set around your quiet window rather than a standard day.
