Asphalt sealcoating
A sealer is maintenance, not a repair. It slows the oxidation that turns asphalt grey and brittle, and keeps water out of the top layer. It will not bridge a crack or hide a surface that has already broken up.
Timing matters most
Fresh asphalt is still releasing the oils that keep it flexible. Sealing over it traps them, and the surface stays soft enough to scuff under a turning tyre. Six to twelve months is the usual wait, and the first season has its own rules.
After that the interval is driven by sun and traffic rather than the calendar. A drive that sits in full sun greys faster than one under trees, so how often to recoat is a judgement about the surface in front of you.
Cracks come first either way. Sealer poured across an open crack sinks into it and leaves a line that reopens, so crack sealing happens before the coat goes on, not after.
How a coat goes on
A sound surface takes a sealer well. One that has broken up will not, and we say so rather than take money for a coat that hides the problem for a month.
The surface is blown and scrubbed clean, oil spots are primed, and open cracks are sealed first so the coat has something solid to sit on.
Edges, garage aprons and the line against the kerb are done by hand before the body of the surface, which is what stops the finish looking sprayed on.
The coat goes on in even passes and needs to cure before vehicles return. The wait depends on temperature and humidity more than on the clock.
Sealcoating services
Five jobs, from a single driveway to a lot on a maintenance cycle.
Clean, crack-seal and coat on residential drives. Edges and the apron are cut by hand so the finish does not stop short of the concrete.

Learn moreRouting a crack out and filling it with hot rubberised sealant that stays flexible. The step that makes the coat above it worth paying for.

Learn moreCommon questions
Cracks sealed, two coats applied, edges clean, driveway looks new. Done on the day they said.
They turned down a sealcoat on a driveway that was too new and told me to wait a year. Honest advice.
The lot was sealed in halves so nobody lost a stall. Lines back the next day.
Fair price, done in the right order, and the sealer has lasted. Will use them again in three years.

The autumn window for sealcoating closes fast in Edmonton. A sealed surface resists salt damage and plough wear on edges. Here's when to act and what changes if you wait.

Sealcoating
Sealing too early traps the oils in new asphalt and sealing too late means the surface is already oxidised. What the interval actually depends on, why the first coat waits six to twelve months, and what a sealer can and cannot fix.

We will look at the surface, say whether a coat is worth doing yet, and quote the crack work separately so you can see what you are actually paying for.
If a surface is past sealing, you will be told rather than sold a coat.
