Phased paving
A plaza that appears closed is closed, regardless of signage. Drivers see equipment and barriers from the street and bypass the lot, so the work must preserve the appearance of an operating center from the moment they approach.
Business impact
A shuttered storefront costs more than the paving itself. Tenants lose sales, and the plaza loses the foot traffic that one unit generates for others. This hidden cost is why the sequence matters more than the price per square metre.
Night shifts eliminate most conflicts. Both asphalt and sealer require dry conditions and adequate temperature, limiting this to the paving season, but within that window overnight work removes the daytime disruption entirely.
Curing cannot be rushed. A section laid at midnight is still unavailable the next morning, so cure time is built into the schedule from the start. Sealer follows the same timeline, and striping happens last.
How a plaza runs
Which tenant depends on which bays, where deliveries arrive, and which door cannot lose its frontage. This is the drawing the phasing is built from.
Phases and dates are agreed before booking and circulated to tenants, because a retailer that hears about it on the day will object on the day.
Entrances are done in halves rather than closed, so the lot never reads as shut to a driver deciding whether to turn in.
Each night section is cleared, swept and signed before trading starts, with cured areas opened and the rest clearly barriered.
Logistics and access
Each tenant has different traffic patterns. A coffee shop peaks in the morning, a restaurant in the evening, and a grocery store needs its loading dock at dawn. Ignoring these patterns produces complaints no finish quality can overcome.
Loading zones are the hardest constraint because they cannot be rescheduled. A delivery bay must stay accessible through every phase, or that phase must occur when the unit is not receiving inventory.
Directional signage during work serves a real purpose. Clear routing to open entrances keeps traffic flowing, and permanent signage often gets installed in the same closure. For plazas with ongoing surface issues, immediate repairs and longer-term planning typically happen together.

Plaza lot repaved at night over four nights so the tenants never closed. Fresh asphalt was cool and marked before the stores opened each morning.
They scheduled around the grocery delivery windows and kept the fire lane open throughout. The tenants had no complaints.
The entrance aprons were rebuilt heavier where the trucks turn in. That is where the last lot had failed and they knew it.
Stall count went up by six after the re-layout they proposed. Same lot, better lines.
