Commercial paving

Commercial paving in Edmonton, staged around your hours

Commercial work is judged on two things a driveway is not: whether the site keeps operating while the work happens, and whether the quote can survive being read by somebody who was not at the site visit.

  • Staged to keep sites open
  • Quotes written for boards
  • Multi-year plans available

How sites stay open

Commercial paving is a scheduling problem first

A plaza cannot close for two days and a warehouse cannot stop taking trucks. So the work is split into sections with a sequence agreed in advance, and retail sites usually run overnight while industrial yards work around shift changes.

The other half is money. A board approving spend needs to see what is urgent against what can wait, which is what a multi-year plan is for: the same surface, priced as a sequence rather than as one number.

Condo and property management sites add a third constraint, which is that residents have to live through it. That changes the staging more than it changes the asphalt.

How a site runs

How your Edmonton commercial job is staged

  1. Survey the surface and the traffic

Condition is mapped against how the site is actually used, because the section that fails first is usually the one taking the heaviest turning loads.

  2. Quote by section, not by total

Each area is priced on its own so a budget holder can approve part of it now and the rest next year without asking for a new quote.

  3. Agree the sequence and the hours

Which section closes when, and whether the work runs overnight. This is agreed before booking rather than negotiated with a crew on site.

  4. Work the sections, then mark

Sections are completed and reopened in turn, with markings applied last so fresh lines are not buried under a later coat.

Common questions

What Edmonton property managers ask about commercial paving

Usually, yes. Work is split into sections with a sequence agreed in advance, and retail sites are commonly run overnight so trading hours are not affected at all.
Each section is priced separately with its condition noted, so a board can approve the urgent part now and defer the rest without asking for the whole thing to be re-quoted.
A survey of the whole site, graded by condition, turned into a sequence across several budget years. It usually costs less in total than replacing sections reactively.
Yes. Depth and base thickness are worked from the axle loads a yard actually carries, which is why an industrial yard and a customer lot are not quoted the same way.
For staged commercial work, several weeks is normal, because the sequence and the hours have to be agreed with the site before a crew is scheduled, and late season books out first.
Yes, and they are done last. Markings applied before a coat get buried under it, so the sequence always ends with the lines rather than starting with them.

★★★★★

Two commercial lots with one contact and one invoice. The work was staged around our hours and the lines were back the next day.

The proposal had a drawing, a phase schedule and a number per phase. That is what a board needs and it is rarely what you get.

They were honest that one section only needed crack sealing and sealcoat, not replacement. Saved the budget for the part that was failing.

Night work, traffic cones, notice to tenants, all handled. We did not have to manage the job.
